We are seeking a skilled architect or design professional to assist with the preparation of a Conditional Use Permit (CUP) application for a private retreat and club development.
Project Overview
This is a private, all-inclusive club and retreat, designed for a select group of members who value high performance, luxury, and deep restoration. The experience will combine motorsports, fitness, marksmanship, gourmet dining, and spa recovery in a secluded, naturally integrated setting.
The property will serve approximately 200 members plus hotel guests. Planned features include:
Private 2–3 mile motor course (to be designed by a professional track design firm)
Garage for 210 cars (approx. 60ft x 350ft, triple-stacked lifts)
Service pay station and fuel
Driver’s lounge with AV/data systems
Covered outdoor fitness center
Spa (sauna, steam, cold plunge, red light therapy)
Sporting clays and rifle range (targeting 1,000 yards)
Security gatehouse
Maintenance structure
Main lodge with dining and communal lounge
Indoor/outdoor open fire kitchen (large wood-fire trough)
17 guest villas + 3 super villas
Spring-fed natural swimming hole
Helicopter pad
Optional elements: Greenhouses, pastureland, observatory tower, office, library
The design philosophy emphasizes minimal disruption of the landscape, low artificial lighting, and maximum natural integration, with glass-heavy designs to highlight the night sky and strong firelight as a core architectural element.
Scope of Work – CUP Phase
We are looking for a freelancer or small team who can assist with:
Site plan development (basic layout, structures, access, parking)
Conceptual drawings or massing diagrams if required
Preparation of exhibits and support materials needed for Conditional Use Permit application
Coordination with ownership to ensure all required elements are covered
At this stage, we are not requesting construction-level drawings or planning board attendance.
This is a first-phase engagement focused solely on preparing and submitting the CUP application. If successful, there will be an opportunity for a continued relationship to develop the full architectural design.
