I have an apartment on the second floor with the following specifications:
• Apartment Area: 160 square meters
• Garden Area: 60 square meters
• Total Site Area: 220 square meters
I have an AutoCAD plan available, along with photos and videos of the site.
⭕ Requirements
Design Preferences: I would like the designer to create four to five different designs for my apartment, from which I will select one. After choosing a design, I may want to make modifications, such as changing colors, altering specific areas or shapes, expanding spaces, or relocating elements. We will discuss the feasibility of these changes at that time.
Site Layout: The plan includes the following areas:
- Bedroom
- Private bathroom for the bedroom
- Private garden for the bedroom
• Private lounge
• Coffee corner in the private lounge
• Kitchen with a small island
• Private office
• Garden for the private lounge, kitchen, and office
• Small bar in the private lounge for coffee
• Visitor living room
• Visitor bathroom
• Small gym connected to the visitor living room
✅ The total number of residents in the apartment will be one couple.
Flexibility in Design:
I am open to changing the current plan. If the designer suggests removing a wall, opening a window, merging rooms, or separating areas, I welcome these ideas. The designer’s perspective may differ from mine, and I believe their experience will enhance the design.
Design Style: I prefer a modern design.
Required Files After Project Completion:
• Executive plans
• Files used for the designs
• PDF files of the designs
• High-resolution photos of the designs
• Excel file listing finishing materials, clearly named with photos, quantities, and material model numbers (if available), as well as color names and links for online purchase.
All of these must be delivered after the project is completed.
Overview and Ideas:
- Landscape Design: I would like the design to focus on the garden view from the bedroom, office, lounge, and kitchen areas.
2. Lounge Walls (Living Room):
• I am considering converting the lounge walls adjacent to the garden to double tempered laminated glass (8mm) ultra-clear glass.
• Alternatively, I might want to open a medium-sized door to the garden from the living room and install oblique rectangular windows in the wall above it. Regarding curtains, I am unsure of the right type, style, or color.
3. Laundry Room Location: The location of the laundry room is yet to be determined. I initially thought of placing it in the office's current location, but I'm now unsure where it would be best. Requirements for the laundry room include:

• Washbasin: It is located next to the washing machine, to wash small items and clothes that are not recommended to be washed in the washing machine.
• Small closet for hanging clothes after ironing
• I’m not quite sure how to articulate this, but I’ll give it a try.
We have a washing machine that can dries clothes thoroughly, but sometimes, particularly with cotton items, they can come out slightly damp. We also have a washing basin for smaller items like socks etc. So, we must, these items need to be hung outside to dry completely.
Given our closeness to the garden, where could we install a hanging pole? Is there a way to create a track where clothes can be hung either horizontally or vertically and then extended out into the garden? Once the clothes are dry, they could be retracted, and the opening could be securely closed to prevent dust and dirt from entering the laundry room. I’m not sure how this idea could be designed and implemented in practice.

4. Gym and Visitor Room: I am considering an open design where the gym overlooks the visitor room, though I am uncertain how this will look. I haven't chosen gym equipment yet, and I may need assistance in selecting a complete package.
5. Placing the Sofa in the Living Room: I have several ideas for the sofa placement:
• If I place the sofa behind the garden wall with the TV in front, I might lose the garden view while seated.
• If I place the sofa on the opposite side with the TV behind the garden wall, will daylight affect TV viewing?
• There are various ideas to consider, including positioning the sofa behind the desk and the TV behind the kitchen. I would like to discuss these options to find the best arrangement while considering the impact of garden light on viewing.
6. Wardrobe Design: The wardrobe will be next to the bedroom and in front of the bathroom. I am exploring designs in U, L, or linear shapes, with the location set in front of the bathroom. I am also considering a partially open bedroom concept that connects to the private living room, which may require adjustments to the wardrobe's location or shape.
7. Kitchen Layout: I would like the kitchen to be open to the garden to create a pleasant cooking experience. I am considering adding an island, either lengthwise or widthwise, in front of the kitchen. I also have designs of the current kitchen without an island created by a kitchen designer that I can share later.
8. Wall Coverings: I hope to incorporate unique wall covering ideas from talented designers.
9. Color Scheme: You are free to choose the colors; I trust your expertise to select the best color palette.
