• Bookings – negotiating rates, reviewing the calendar, updating channel manager, preparing agreements for stays over 30 days, taking deposits, providing invoices/receipts • Communication – covering platform messages, emails (to be answered within 30mins) and phone line (answered straight away) • Co-ordination – scheduling of housekeeping, maintenance, dropping of guest gifts / supplies as required / lock box code changes • Pricing and occupancy – regular review of occupancy at each property to highlight where improvements need to be made, pricing changed, or where there may be a glitch. Regular review and update of pricing and minimum stay both manually and using Pricelabs • Set up – setting up and optimizing new listings, channel manager, importing calendars, setting up automated messaging, pricing, cleaners, guidebook, etc. • Issue management – troubleshooting guest issues and problem-solving and reporting issues with software • Feedback and improvements – collate reviews, suggest property improvements, co-ordinate with maintenance, generate cleaning reports, suggest process improvements, document new processes
