I am an independently contracted real estate agent looking to utilize my experience in CRE underwriting to acquire part-time analytical freelance positions. My responsibilities as a senior financial analyst at Armada Analytics, Inc., a third-party commercial real estate underwriting agency, included: Worked as a third-party between the lender and investor to ensure the financial requirements were met (liquidity, net worth, SREO) and the property was in good condition and financially viable. This included analyzing and writing to the following documents within the asset summary report: leases, sales contracts, income and expense statements, surveys, property income and expense statements, borrower financial statements, articles of incorporation, partnership agreements, deeds, easements, environmental reports, property condition reports, appraisals, title policies, deeds of trust, notes, mortgage loan commitments, lender checklists, lender loan program requirements, real estate market surveys, comparable sales, overall capitalization rates, vacancy rates, prime and T-bill rates. Inspected properties, took photographs, and made notes on the physical and economic conditions of the property, its immediate area, and the primary market area. Additionally, conducted lease audits during site inspections. Analyzed the investor’s legal structure, financial statements, SREO, and credit with respect to normal market parameters and the lender’s requirements to determine if the investor could support the loan given his current financial position.
