I am a project finance manager with more than 15 years of professional experience in business analysis, financial management of real estate projects and senior financing, preparing business plans, financial models, budgets, investment memorandums etc. I have been also helping Slovak companies to get non-repayable financial grants (nenavratny financny prispevok) from European Structural and Investment Funds. Over the years, I have worked on dozens of real estate projects from acquisitions (share as well as asset deals) to real estate development projects within Europe. My work included, among others, developing and updating financial models, preparing budgets (development budgets as well as financial statements of the individual SPVs + consolidated) and forecasts, financial analysis, arranging and managing bank financing for the projects (negotiations of the terms sheets, loan agreements + ancillary docs, CPs, drawdowns, reporting to banks, LTV/LTC and covenants reporting etc.), preparing investment memorandums, reporting and setting up tools to manage the projects, review the costs (actuals vs. budget) etc. I have been also helping local entrepreneurs and small businesses with preparing their business plans including the financial planning (BS, P&L, CF).
