• Answer questions, managing tenant issues, creating & assigning work orders.
• Following up with maintenance & vendors to make sure work orders on are completed.
• Closing work orders, uploading invoices from vendors. • Scheduling maintenance with vendors and tenants.
• Scheduling property for showing Inspections including interim, lead, move in and move out inspections.
• Monitoring and coordinating HOA violations and resolve within timeframe.
• Making sure that turnover are scheduled and completed on time.
• Requesting estimates from the vendor and approval of the estimate to the landlords.
• Scheduling payments to vendors
• Creating payment plans & sending out for signature
• Creating tenants documents such 5 day notices, renewing leases, coordinating move in’s/out’s,
and special projects.
• Take appropriate messages/document calls accordingly
• Scheduling prospects for property showing.
• Monitoring Vacancy and preparing properties for turnover.
• Listing of vacant properties online.
• Generating and Lease Renewals.
• Qualifying prospects for tenancy.
• Follow Up Calls for leasing agent/CRM & reporting.
• Collect documents for underwriting, forward to leasing for processing
• Tenant Relations (work together with leasing, property manager & maintenance department).
• Make delinquency calls to tenants who have not paid rent.
• Send out move out instructions/schedule move out inspections.
• Enter paid bills into property management software accordingly.
• Setup in Vendors in property management software add documents to their account.
