After obtaining his Higher Diploma in Architecture from the City School of Architecture in Sri Lanka, Bhagya Silva began his career working on residential and commercial projects as a junior architect and project architect for several firms in Sri Lanka from 2008-2014. He honed his skills in architectural design, interior design, 3D visualization, and project management while leading projects like luxury residences, a coastal hotel, and office renovations.

Seeking international experience, Bhagya then moved to the UK where he earned his Master's in Architecture from the University of the West of England in 2012. He gained further practical experience through internships, including at Michael Tarring Architects working on high-end holiday homes.

In 2017, Bhagya obtained his Architects Registration Board certification to practice architecture in the UK. Since then, he has been based in London collaborating with design firms like Foreign Bear Studio and Betterspace. His portfolio showcases his versatility in architectural design and interior design for upscale residential projects across the UK, Ireland, and United States.

With over a decade of international experience, Bhagya brings a unique global perspective to his designs. His strengths lie in understanding client needs, navigating planning permissions, synthesizing styles, and delivering functional yet aesthetically pleasing spaces. As an architect and interior designer on Guru, he continues to pursue his passion for creating distinctive residential environments tailored to each client.

Terms of Engagement

Services
As your architect, I can provide a full scope of architectural and interior design services from initial consultation through construction administration, or a tailored scope based on your specific needs. Basic services typically include:

Programming/Brief Development
Schematic Design
Design Development
Construction Documents
Bidding/Negotiation
Construction Administration
Fees
My fees are calculated at an hourly rate of $30 per hour. For projects requiring full services, I estimate the total number of hours based on scope and provide a lump sum fee proposal.

Upfront Fee
An upfront fee of $200 is required before beginning services. This retainer will be credited towards the final invoice.

Reimbursable Expenses
In addition to fees, you will be responsible for reimbursable expenses such as permit fees, structural engineering consultants, renderings, printing costs, etc.

Contracts
My services will be outlined in a standard architectural services agreement that must be reviewed and signed prior to commencing work.

Schedule
Upon contract execution, I will provide an estimated schedule outlining key milestones and meetings. Timely decisions will be needed at required intervals to keep the project on track.

Work Hours
My standard work hours are 9am - 5pm GMT, Monday through Friday.
