We are in the preliminary stages of purchasing (on a real estate contract) a very small commercial lot in the state of New Mexico. The lot is less than 1/2 of an acre and has a small (400 sq. ft.) cell tower and easement located on it. The real estate contract document was drafted using a standard NM realtor association form with the specifics of our deal filled in along with some addendums. We have agreed, in principle, to the terms but nothing is signed or finalized yet.

We are looking for an attorney to review, comment and make suggestions on the following documents:

1. Real Estate Contract w/addendums

2. Existing Cell Tower Lease agreement - there is an existing cell tower and lease on this property (400 sq. ft). The lease benefits will stay with the selling owner, and we need suggestions as to the best way for us to agree to this as the new owners - for example with a lease agreement or private easement or? The lease also has an option for the lessee to lease and additional 400 sq. ft of space - if the option is exercised, the new space lease benefits should go to us, the new owners - right? (a few questions about how to make sure of these kinds of things)

We also may have a few other questions as well.
