Request for Proposal (RFP) for Reduction of Square Footage and Structural Adjustments to Chief Architect Home Designer Architectural Windows 64-bit Plan


Project Title: Beach House Design Reduction & Structural Adjustments


Project Overview/Description: The goal of this project is to reduce the square footage of an existing 5,000 (+/-) square feet Chief Architect Home Designer Architectural 2024 plan to 2,499 square feet or less while ensuring or improving structural integrity and visual cleanliness. The beach house design, to be constructed on pilings in a FEMA Flood V-Zone, requires professional attention and corrections to architectural detailing and structural precision. The finalized plan must be free from any structural anomalies or visible overhangs in all viewing modes, including 3D and camera modes. The deliverable file must be in .plan format, editable and not locked, allowing for future modifications by the owner, hereafter referred to and known as TDJ Trust.  This is the first of at least 3 and possibly 8 homes on property owned by TDJ Trust in Galveston County, Texas.  

Existing Home Designer Architectural 2024 Windows 64-Bit .plan for existing 5,000 square feet home will be provided to selected Guru upon mutual agreement using Guru.com guidelines.   



Scope of Work/Deliverables:

  1. Square Footage Reduction:

    • Adjust the current design to reduce total square footage to 2,499 square feet or less.

  2. File Cleanup:

    • Eliminate any visible overhangs or structural anomalies.

    • Ensure clean and precise lines that appear correctly in all view modes (2D, 3D, and camera mode).

  3. Piling Adjustments:

    • Ensure that the residence is constructed on 12” x 12” square pilings.

    • Extend the pilings to be approximately 15 feet above ground to support the lowest part of the residence.

  4. File Requirements:

    • Final deliverable must be a Chief Architect .plan file.

    • The file should be editable, allowing for additional changes and adjustments by the owner.

  5. Use of Provided Materials:

    • Use the attached topographical survey and site survey as references for accurate planning and design.



Requirements & Restrictions:

  • File Format: The final deliverable must be submitted in Chief Architect’s Home Designer Architectural 2024 Windows 64-bit .plan format.

  • Anonymity: The only name that will appear on any part of the plan is "TDJ Trust."

  • Project Address: The only address that will appear on any part of the plan is "Caplen Shores."

  • Intellectual Property:

    • The plan must be able to be edited by the owner and not locked in any way. 

    • The owner retains full ownership, copyright, and all associated rights of the final plan.

    • The contractor agrees not to resell, reuse, or distribute any part of the plans or derivative works.

    • No part of the plans may be displayed or referenced on any website or platform without the owner's written consent.



Submission Requirements: Interested professionals must submit a proposal that includes the following:

  • Portfolio or Work Samples: Demonstration of previous work with Chief Architect software, particularly in similar design and structural adjustment projects.

  • Proposed Timeline: A clear timeline for the completion of the project.

  • Fee Structure: A cost breakdown for the work, including any milestones or payment schedules.  

  • Future Modifications: Include an hourly rate for future modifications requested by change order from the owner.  

  • Technical Approach: A brief overview of how you plan to achieve the scope of work, including your approach to cleaning up the file and reducing square footage.

  • File Compatibility Assurance: Confirmation that the final file will be delivered in the Chief Architect .plan format.
