• Act as the owner’s representative managing/overseeing/reviewing the overall day-to-day operations of the property, including the physical maintenance of the asset and Company’s property management company • Review, structure and negotiate leases with new tenants and lease renewals/expansions/restructurings/modifications with existing tenants • Analyze actual expenses to invoice tenants for escalation billings including percentage rent, common area maintenance, gross rents, CPI, management fees, real estate taxes and insurance. • Create budgets of proposed escalation billings for tenants • Apply for, negotiate, purchase and maintain liability, property, employee and other insurance necessary to protect the Company’s property, assets and operations • Review/appeal proposed increases in real estate assessed values to receive reductions in proposed assessed value and proposed increases in real estate tax expenses to Company • Create / submit loan draw requisitions to the various financial institutions for the Company • Review Company’s debt covenants / requirements for compliance. • Create loan package, apply for, negotiate and settle financing/ refinancing/ restructuring loans with various financial institutions for the Company • Create investor pro forma financial package to support additional raise of equity/investor loan to Company, • Monitor the financial performance of the investment and make recommendations for changes to the Owner
